Managing the Unexpected: A Case Study in Water Damage Mitigation

As a professional house manager, you never know what challenges the day may bring. Despite preventative maintenance and everyone’s best efforts, mechanical systems can fail unexpectedly, sometimes leading to disastrous outcomes. These breakdowns can be costly, and in luxury estates, where high-end finishes and fixtures are the norm, damages can easily amount to thousands—or even hundreds of thousands—of dollars.


One of the most devastating situations a home manager can face is water damage. According to the Insurance Information Institute, incidents of water damage have risen dramatically in the past decade, with sudden pipe bursts nearly doubling. The once-pristine hardwood floors were submerged under an inch of water.


I raced to the property, horrified at the scene before me. Immediately, I sprang into emergency project management mode:

  1. The water supply to the house was shut off.

  2. A plumber was called and confirmed they were en route.

  3. Local disaster restoration services were contacted for guidance.

One recommendation proved invaluable: floor rescue mats. These suction systems are specifically designed to extract water from beneath hardwood floors, preventing buckling and reducing the need for costly replacements.


Using the Rescue Mat System

After wet vacuuming the standing water and setting up fans, I drove to an industrial supply rental company to secure the rescue mat system. This innovative tool features a series of plastic mats connected to a high-powered suction system that pulls water from between the floorboards.


The results were astounding. Over the course of 72 hours, the mats extracted an incredible amount of water, significantly reducing damage. While a small section of flooring ultimately had to be replaced, the system saved approximately 80% of the affected area. The homeowners were deeply grateful for this intervention, which preserved their investment and minimized disruption.
